The most important point is that we’re not coming in at the end.  We begin the sales process from the absolute beginning.  From purchase to concept, through design and all the way until construction is complete.  

No other agent will know the house compilation and market better than us.  The neighborhood, history, reasoning, materials, construction methods, layouts, special features, etc. will all be information that we know because we’re part of the design through all construction phases.  We help during the design and construction of the home to keep your cash outflows down.  We can then price the home based on cost, expectations, trends, and always create a demand so as to drive up the bids.  That has always been our method.  We do not like to list a price and then lower it.  We always want to create competition and receive more than asking.
Our marketing tools will include the coordination of floor plans, construction drawings, 3D renderings internally and externally, photos and videos.  This will all be available on the traditional Multiple Listing Service with hundreds of viewing agents.  It will also be available on newer social media outlets and websites to capture the latest buyers’ habits.  This will create the multiple bids we are looking for.  
Our availability is also unmatched because we are only selling the house we design.  We can handle all phone calls and showings at a moments notice, but as I mentioned, we are associated with Park Avenue to present a formal brokerage with all their tools at our disposal, including mortgage lenders and real estate lawyers if needed.  Their office uses us for professional advice and referrals in Real Estate consistently. It is a seamless and strategic relationship.  Furthermore, our sales technique is above and beyond what a typical agent will do because we are smart, savvy, professional, knowledgeable and pride ourselves on customer service.  Our presentation is new and innovative and always customized for each individual client.
In addition, we are trying to create a new concept and business model so that we can keep commission rates low because its not our only line of business.  We are in Real Estate Development.
We are combining the expertise of construction, design and development with the years of knowledge of a traditional agency.  Marketing homes properly can not be done any better, particularly when you consider that our principals have more than 80 years of experience collectively. Add that to the lowered cost we can pass along and I believe it becomes an easy decision.  
We can list the home for 3% only when you receive the asking price you want which we have no doubt you will receive.
